The story
Northern Bag made burlap flour bags here, feeding the mills down the river. City water pressure was too weak for the plant, so it built its own water tower. That tower, wrapped in brick, is why the building is called what it is.
It became condominiums in the early 2000s (most sources say 2001). About two dozen units are zoned work/live.
What stands out
- A 6,000 sq ft rooftop deck with fire pits and grills.
- 13-foot ceilings with heavy beams.
- Heated garage parking and storage lockers.
Before you buy here
- If you're considering one of the work/live units, confirm what the zoning and the association's rules allow for your business before you buy.
- Commercial units share the building; ask how costs are allocated.
- Ask for the association’s resale disclosure certificate, budget, reserve study and recent minutes. Minnesota law gives you specific rights around that certificate; see our buying and financing guide.
