The story
Itasca is really five six-story brick warehouses built side by side in 1886, designed by Franklin B. Long and Frederick G. Kees. That's why unit addresses run from 702 to 716 N 1st St (it's usually marketed as 708).
In 1981, developer Kit Richardson turned it into condominiums. It's described as the first major warehouse-to-condo conversion in Minneapolis, years before the North Loop became the North Loop.
What stands out
- Timber-and-brick interiors, with commercial tenants on the lower levels, including Acme Comedy Company.
- River and skyline views from upper floors.
Before you buy here
- Parking is its own condominium: the Itasca Garage Condo (county CIC No. 0622, 47 stalls at 750 N 1st St) is separate from the residential association. Ask exactly which stall conveys, and what that association charges.
- Marketing materials cite 71 units; the county shows 63 condominium parcels, likely because some units were combined. Confirm the size and layout of the specific unit you're considering.
- Ask for the association’s resale disclosure certificate, budget, reserve study and recent minutes. Minnesota law gives you specific rights around that certificate; see our buying and financing guide.
